To Renters assumes no responsibility for the accuracy of advertisements on this web site, nor the condition of property, nor the character of the owner. It is the responsibility of the potential renter and strongly recommended to ascertain the validity of each property, physical inspections of properties before booking can be arranged.

The Renters understands that personal accident or injury cannot be claimed or compensated from the owner or the agent. The renters are highly recommended to purchase personal accident (PA) insurance or travel insurance prior to entering the property.

To Owners is not responsible for renters of property. It is the responsibility of the owner and strongly advised to validate the qualifications of the potential renters. You must request in writing any criteria you would like renters of your home to meet. Please do so within the text of your ad, and in writing to the staff at You must specify any special terms and conditions not found in Terms & Conditions clearly in your ad. Regarding photos, owners who specify photos to be used from a web site assert that the photos are their own property and these same owners have the publishing rights to said photos.

Property Regulations

The renters agree to strictly comply with the rules and regulations of the residential building which the property is a part and must be aware that the properties or facilities are private residences. All activities and behavior must not violate other residents’ privacy and disrupt the good living atmosphere. No loud noise or disturbances to other residents is allowed throughout the properties. In case the renters do not comply and it causes the damages to the public property, the renters agree to pay the compensation for the damages incurred to the building juristic person. The person in charge or security of the properties, have the right to take controllable action toward any disturbance activities. This includes warning notification and termination. No refund will be given if the tenant is in breach of the above condition.

The renters agree that the number of people occupying the property at one time will not exceed the maximum occupancy number indicated on the confirmed reservation. The owner or the agent shall not be responsible for any problem arising during a rental in which the number of persons occupying the property exceeds the maximum occupancy provided herein.

Any additional guest will be occupying the property, the renter must notify the owner or the agent immediately, and pay for any applicable extra fees. Failure to do so will result in the termination of rental without refund.

The renters agree not to smoke or allow visitors to smoke inside the property or in the common areas of the residential building of which the property is a part. Smoking area will be allowed in some area of the buildings base on the rule and regulation of each building. The renters will agree to have full responsibility and pay applicable extra charges for the failure to follow the regulations and set off the fire alarm.

Pets are not allowed in each property and problem or damage cause by break will be charge in full amount and this includes warning notification and termination. No refund will be given if the tenant is in breach of the above condition.

Neither candle lighting nor oil burner is allowed in the rented room for safety reasons.

Payment – Refund

For the properties manage by or Acute Realty Co.,Ltd. the payment term will be as below unless otherwise stated.

Rental less than one week full payment will be apply to secure the booking.

Rental one week to one month: The amount of 10,000 baht deposit is required for booking and the balance will be paid on arrival.

Rental one month to three month: One month rental deposit is required for booking and the balance will be paid on arrival.

Rental more than three months: One month rental deposit is required for booking and the balance will be paid on arrival.

The security deposit:

The rental less than three months: a security deposit (cover electricity, water and breakages) of 5,000 baht to one month rental price is required to be paid to front desk staff in Thailand when checking in. This will be returned in full on your day of departure if no damage or loss has occurred. (The amount of the deposit depends on your accommodation size and length of stay and will be specified in your confirmation voucher)

The rental more than three months: a security deposit (cover electricity, water and breakages) of two months rental price is required to be paid to our staff in Thailand when checking in. This will be returned in full on your day of departure if no damage or loss has occurred.

Daily Rates are ALL INCLUSIVE rates including local taxes, utilities (Water & Electricity).

Weekly and Monthly rental include no utilities, maid service or internet

The payment can be done with wire transfer to our Thai bank account in our company name.

Any and all payments or fees charged by third-party service providers shall be borne by the renter themselves unless otherwise stated.

No refund will be provided for any rental less than one month, in case of refund for the rental more than one month the refund policy will depend on each property owner policy. charges a Facilitation Fee for each transaction. In the event the renter cancels a reservation, for any reason whatsoever, the Facilitation Fee will be deducted from any refund due the renters. In the event the owner cancels a reservation, for any reason whatsoever, the owner will be liable to for the Facilitation Fee. The current Facilitation Fee is 10% of the total transaction fee.

Lost key and room amenities breakdowns

If the renter loses the key of the property, the renter must inform the owner or agent immediately, and report any damages that occurs on the property during the renter’s stay. For security reason, the owner will required to change the locks. Renter agrees to pay the cost of new key set including the installation. Please note that the spare key is kept at different location which cannot be accessed immediately.
Any breakdown of amenities and furniture besides from normal use will be responsible by the renters
